Surrey - Guildford (ish)

Hello everyone,

We've finally returned from our scouting trip and sort of settled on around Guildford in Surrey (long story but got stuck on the M25 and liked what we saw!)

Can anyone recommend area's to avoid? We're a family of 4 (two boy children requiring primary education) and I'd prefer a 4 bedroom home with large garden etc etc etc.

Budget is max 600k.

Rachel unfortunately we were set on detached older house/garage/large garden which for this budget we couldn't find in Guildford. We were also put off a bit by the distance of places like Burpham and Merrow to Guildford station. We've landed in a place not too far away where DH can walk to the station quite easily, plus we ticked all the other boxes too.

OP, I meant to say to look at Cranleigh, a large village (the largest village in the country, I think?) south of Guildford. We also looked there, also lots of 4-bed detached and good schools, I believe. Not so great for the commuting to London as you have to drive to Guildford, but people do it.

We also have friends who live in Send and love it.

I completely agree with the suggestion to look at Burpham or Merrow with a view to going to George Abbott. I'll post some links in a minute.

I personally wouldn't risk Send, in case the current provision that guarantees a place at George Abbott changes, as you could be stuck.

I also wouldn't live in the Stoughton / Cardwells Keep side of town - nice big houses, but I have never liked the area (though have never been able to pinpoint why, sorry, that's not helpful!)

How important is access to the station / A3?

there is another station in Guildford which is walkable from Burpham/Merrow area at London Road. My DH travels up to London weekly and it takes 15mins to walk from where we are on the Epsom Road and you can either get a direct train or change at the mainline stn for a quicker one.

Seriously close to town and the downs is the Charlotteville area, house in Pewley Way just on market for £650k. Would have suited all your requirements with big garden and close to outstanding state schools - Pewley down and Holy Trinity.
Cheaper but smaller houses in Addison road, you lose out on garden space but you are so central, great schools, close to Downs. Go and look at the view from the top of Pewley Down at the back of Holy Trinity. Stoke Park is really close as is the play area at the St Luke's development.
