Anyone built their own house give me advice?

We are thinking of moving house. We would love to build a kit home. Kit is 45k. We are looking to buy plot first and would have 100k for house qfter plot.
Its a four bed kit house (sip). Are we way off with the budget?

someone on MN mentioned before we started that the kit would come in at about a quarter of the buildcost, which was pretty much what we ended up with. And this is in supposedly a cheaper part of the country;if you are southeast you really won't stand a chance. In my experience build costs have gone up dramatically, materials cost more, builders charge more to cover all the extra fuel costs etc.. In a falling market it's not really worth doing it, unless it's for a house you want to live in for a long time

Sounds tight but it will depend on your house size. What is your budget per square metre?
