Thinking about our offer

We made an offer on a house on Friday, then upped it, then upped it again. We are now about 8% under asking price. The vendor wants "a few days" to think about it.

Somebody please reassure me this is a good sign?

We are proceedable and there is no upward chain. Vendor is downsizing into retirement apartment.

I really want this one!!!

Could be a good sign. Could also be they are playing you off against another buyer.

I think if you've upped your offer twice in one day with no indication of any movement from the sellers they're hoping that waiting the weekend will push you into upping it once more.

I agree, you probably seem really keen to them, and they are probably waiting to see whether you will increase it again.

Hadn't thought of that, but feels about right.

Problem is that we genuinely can't go a great deal higher. I wanted to offer our maximum on a full and final basis straight off, DH was afraid we'd get the first offer turned down automatically and then we'd have nowhere to go.

Just Sad.

I agree with SSS and mellen, they are waiting to see if you go any higher. If it was not an offer they were at least considering it would have been met with another no.

If they don't have you rushing to up your offer on monday they will probably come back to you late Mon, maybe Tue/Wed and say we will accept X, and then you can say best and final price will be Y.

Really hope you get it Smile

Thanks oreo. It's a box on an estate, needs doing up as it's rather tired, but loads of parking, big garden and near lovely schools plus 1.5 miles from railway station and a town centre which is currently being seriously done up. I think it could be really nice when it's finished. Will keep you posted!

To be honest you sound a bit too keen. They are probably rubbing their hands in glee that someone is willing to pay 8% under asking price. Houses are on their way down. Are you sure you want to pay that much?

Sit tight, hold your breath and wait. Buyers are rare things and you are in a good position. Don't contact them today, if they come back and ask for more, tell them you'll get back to them then say you're up to your limit and you can't do it. You could offer the carrot of exchange and completion by a certain date, be flexible with things that don't cost you!

you may not get it, you have to wait it out and start looking again. They may come back to you, its like a card game this buying and selling lark.

Best tell their estate agent, "well, that's our offer and it stands until we find something else. What else do you have that we could view..?"

That should set them all thinking. 8% under is a good offer in this market especially if they have not already price reduced.

We raised our offer this afternoon.

Ten minutes later they accepted a higher offer from another buyer.

We truly are jinxed.

Oh no. Well that buyer may well fall through, and they might come back to you. It is happening a lot at the moment.

And if it doesn't then it wasn't the house for you. You will find it.

It is crap though, and you have my sympathy and you can have some of my Wine.
