Which house is the better buy in the current market?

this one or this one

One needs EVERYTHING doing and is under offer and has gone to solicitors but you never know! Things come back on the market all the time so im not ruling it out. The other has a recent loft conversion and really only needs a new kitchen And is in a cul de sac...

Thoughts please?

Both nice, the fourbed is better value, so factor that in on an offer. How much did the fourbed go for?

The 4 bedroom IMPO but I do not know the locations.

By posting the links here the EA will probably see a spike in the viewings so you might not get a price reduction for some time. I would go in low with a 85% offer and not offer more than 90% of asking price personally.

Make sure the loft conversion had planning permission from council and was done properly.

Presumably the price difference is down to the view/location for the 3 bed which.is under offer. It looks less crowded in by other houses too but on the downside i would get my surveyor to look long and hard at the garden retaining walls as they could be expensive if failing.

Overall if picking between the 2 just on aesthetics i prefer the 3 bed. On space/price the 4 bed is miles cheaper so it depends on your criteria

4 bed. Most definately.

The one in the best location with the best plot, most internal space or potential to extend, and structurally sound. The one that could be the best long-term option. In the current market, if you need to move now you just need to think longer term. Too tired to choose between your two options, sorry, but I would need to do viewings to do the decision justice

One is detached and the other is a semi-detached so personally I would go with the detached.

BUT....location over everything, buy the worst house on the best street rather than vice versa as you can improve the house but never move it.

I like the 4 bed much more :)
