Getting the house ready to put on the market- what to do?

We are 95% moving up north so will need to sell our home. Confused

What should be make sure we have done before we get estate agents round?

Get some friends that you trust not to take the mickey and ask their opinion (before wine, not after!). A fresh pair of eyes will often see something that you don't notice anymore.

When you get to show people round (if you are doing it) ask the agent for advice, get a good spiel ready (schools, neighbours, services, doctors), keep the house clean & tidy - it doesn't have to be immaculate - but make sure there's no washing out, no washing up in the sink, floors, loos, bathrooms clean, beds made. Think about what distracts you when you go do see a house - perhaps you could go and see a couple of houses just to get a feel for what works and what doesn't - you need to be careful what you say though, as no one likes a timewaster! I've never done it, but if you are new to buying/selling then it might be helpful.

Above all, don't take anything viewers say too personally, don't get hung up on the whole process and keep calm - it is hard atm, and things do seem to be taking a lot longer.
