Does anyone know how much a loft conversion costs?

We have a 3 bed house - 2 good size rooms, 1 small. Have 3 dcs. Thinking about getting the loft converted into 2 rooms and possibly a bathroom. Stairs would probably have to go through smallest room therefore losing a room. Has anyone had this and how much was it. Also, any other thoughts/ideas welcome in that different ways of doing it without moving.

Did one this year (SE England). Two rooms in attic (losing one from downstairs so ending up with a 4 bed), no bathroom in loft but refurb of the existing bathroom: £50k.

Than there were extras that pushed it higher, but that was the basic price.

AngelEyes46 did you ever do the loft conversion? I'm wondering about doing the same thing as you described here (2 bedrooms in loft using box room for stairs) and would love to know rough cost!

Our loft conversion cost just under £50k this summer. We had a complete change to our roof design and had a pod/dormer thingy added round the back.

One thing to look out for is the height inside the attic, if it is low then there's more work involved lowering ceilings etc. We had to do this in our last house and it was an added cost that we did not foresee.

Both times we used the same company Builders GB, we're currently waiting for winter to pass and then want to get started on a side return to open up the kitchen etc.

In all our loft took around 7 weeks to finish as we had a bathroom added I'm sure without one it would've cost much less and knocked a couple of weeks off the time to finish.

Used to live nearish Croydon....our loft conversion with ensuite was about 40 grand on our 3 bed Victorian semi.

We are looking houses in Newton Heath and Clayton (Manchester). Does anyone live in Clayton ? What’s it like to live there ? Is it very rough and that’s why the house prices are cheaper than other areas in Manchester ?

I have two disbaled daughters what’s the transport links like ?
