Price Reduction and New Front Shot for Brochure

Well have now reduced the price and have my fingers firmly crossed for a buyer! All this cleaning is killing me! Details will be amended on Rightmove overnight.

Hello - is the new front shot on that Michael Graham link? If so, personally I prefer the one that's currently on Rightmove. The one on your link is too fish-eye and looks as though next door is way closer than it probably is. The one on RM at the moment is warmer and more inviting.
You have a really lovely and great sized house. It is a generous home. What strikes me is that perhaps it is a niche house - in the nicest possible way, in that the average family looking for a 4 bed house will look at the smaller and cheaper options. I think the potential buyers for your house who have a bit more money to spend are far fewer, and may be looking to get a bigger garden with the package?
Do you absolutely have to sell?

I'd really like to downsize to save money etc plus get my hands on a project that we can settle in. A lot of the bigger houses still have teeny gardens round here. A house identical to ours was up for 425k and they got £415. Still had the old kitchen, poor decor, no loft conversion, smaller garden and backed on to a main road. I live in hope!

It's smartly put together brochure, decent pics, good floorplans etc - a hell of a lot better than many agents' efforts.

Ok, recently sold a 5 bed, modern exec home similar. We had to change estate agents . Sebastian a similar no of photos with first agent and second agent (who sold for us in 5 weeks after 12 weeks of nothing) said if too many photos on line or in brochure there is no need to come for a viewing. You can see it all at home. So reduce the no of photos. And ditch the ones of the back of the house. However taken it looks arghhh. And lots of shots of sofas. Ditch some of these too. You house looks amazing ,immaculate and as if it has the wow factor if you got people through the door. But this brochure will not...

Have had a few beers so hope no offence taken. None meant. Good luck ,

Enjoy your beers :). Oh my, have realised that I do have a lot of sofas (and TVs)!! I was thinking of kidnapping people in the market square and forcing them to view my house... Think I may have inhaled too many cleaning products whilst trying to keep the house clean!

Lovely house but is there only 1 bathroom for 5 bedrooms (plus ensuite for master)? Is there a bathroom on the 2nd floor? Sorry not got my specs on so might have missed something.

I would take off the picture of the back of the house as the loft extension looks a bit imposing.

We have a bathroom with bath and separate shower cubicle, ensuite and downstairs cloakroom. This has been fine for us but there is a further loft space that could be converted to create an additional bathroom. The rear of the house isn't as imposing as it seems. I might ask for those shots to be taken off.

Must be the same area as the girls can walk to their secondary school and all their friends are here. We made the mistake of moving to the next village a few years ago (the lure of a much bigger house, garden etc) and hated it as we had to get in the car all of the time to come into Olney to school, clubs etc.

The house looks lovely, but I'm seriously confused...
You have 6 beds, but only 4 marked on the floorplan....
It also says that the landing, 2 bedrooms and the master have windows to the front of the house.... can't make that add up.
Can't see the rightmove link some people are referring to - maybe on an previous thread?? I've seen 2 links to the estate agent, at 435k

Technically 6 beds but we use one as a gym (facing front) called snug on the plan and one as a dressing room (facing front) called study on the plan. Landing window facing front too. Master and another bedroom facing rear. Two large bedrooms on second floor facing rear. Rightmove link is www.rightmove.co.uk/property-for-sale/property-38577881.html/nomsite?premiumA=true

So, call them bedrooms on the plan, or sell it as as 4 bed with study and dressing room....
The text is wrong then - it states master faces forward.
