Contracts with letting agents

Hi. We are in the process of trying to let out our home (we have had to move away with DH's work and are renting ourselves, may or may not return to our home...).

The contract with the letting agents is so incredibly one-sided. All about our responsibilities and the costs we are liable for etc. There is literally nothing about their responsibilities to the tenant or the landlord or the service they will provide. We decided to use an agent mainly for peace of mind but the contract is not giving me any. Is this normal? I would like to see details about the checks they do on tenants, about how they will market the property, how they will provide a 24/7 emergency response, details about the inventory and condition reports etc. They are very reassuring verbally but it worries me that these promises do not form part of any contract Hmm.

Any landlords out there who are using agents and can tell me whether I'm being neurotic (I might have such tendencies...Blush) or whether agents should in fact also include their responsibilities within the contract? As a tenant myself I know how important it is for both parties to have a good, detailed contract, and a helpful, responsive agent.
