Help please- somebody find me a house before I implode! Birmingham, just desperate now!

We have been looking for 2 years now, seriously for last 8 months. We have had 2 full-price offers rejected Hmm, and 1 at 4% below asking price rejected (house been on market for 9mo). I just cannot see the wood for the trees any longer, and am at my wits end.

We have £298k in total (mortgage and savings), no chain, mortgage agreed already.

These are our criteria:

Need to be able to get to school- DCs schools are in Edgbaston area, obviously our budget does not reach that, so we'd want to be within 3 mile radius, but close if possible.

We need 3 bedrooms (DCs of different genders) plus a room for a home office, in most homes this means a 4 bedroomed house, but if there's 3 reception rooms (ha ha on our budget!) or space for a garden office/convertible garage then that's fine.

We like period homes, Victorian mainly, though DH likes Georgian (obviously these are fairly thin on the ground in Birmingham). We have looked at Edwardian too. DH and DCs are tall, so high ceilings in any case.

I want a kitchen big enough to take a dining table, so we can have 2 receptions.

I'd like a hall. Off-road parking seems to be a bit of a dream really with our budget and period houses.

We are considering- B5, B13, B14, B15, B17, B29 (Selly Park, rather than Selly Oak), B30.

There must be something that meets our requirements, surely?

Ah, yes, I like that, and has been on the market for months. We feel it's too close to Balsall Heath though, and there are lots of issues with drugs in the areas around (friends live 2 street over, are dreading selling in next couple of years).

The style though is perfect for us!

Think about using globrix for your search B13 example here the reason being when you are looking over a wide area you can really drill down in the options on the left - they are under "more" you can even filter by period, by type of parking etc selecting what is essential, desired and what means you reject a property. By using all the search options and viewing on a map it really lets you cut through the crap!

The 'freshness' button made me laugh- I was expecting it to be about decor, but it was how long on the market Blush

It is the categories hidden under the more.... button that are most useful - will allow you to only see Victorian et al and none of your 70s nonsense!

You could have bought mine...late Edwardian, two receptions, large breakfast kitchen, family room, three beds, loft used as office..semi...B17 and in budget!

I would say you probably need to chop our B17 from your search, I'd be surprised to see a four bedroom there for less than £300k. Our old two bed is up for £240k and it's not in the best state of repair.

We're in B30 now and it's certainly a lot more reasonable over here (we're Cotteridge rather than Bournville though). There are a couple of three beds for sale on Ashmore Rd I think at the mo and there are defo some four beds on Franklin but the Bournville school catchment area might push them from your reach.

Depends where in B17 - is a big post code. Harborne is probably out, but other side of Hagley Road isn't......

Sorry I am rubbish at links but there are some nice ones in Kings heath (B14) on Livingstone and Maurice Road. May be a bit far for school run but maybe worth a look? Good luck!

We have looked at lots on Franklin Rd actually, definitely affordable, but none of them were quite right for us (and commute can be nasty depending on traffic)

DH is very particular shall we say...

Mimmit, there is a gorgeous one just gone up on Maurice Road, we're going to view, but we think it's too far from school really, just takes so long to do theschool run, and then I have to get to work.

Blackduck- I remember you were selling a while ago, glad it's done now!
