Tips for handling a viewing when the person is not buying for themselves

We have parents coming round later who are looking to buy a house for their daughter to rent and then buy from them. Daughter and her partner have already been and loved it - tonight, afaik, the parents are coming alone.

Not sure how to handle it and what they will be looking for. They won't be imagining themselves living here and, as will eventually selling to their daughter I suppose they won't be after liklihood of value to increase as presumably they are not haoping to make a killing from her! Anyway, those days are over - so how should I approach this?

I would focus on the value for money aspect - has the boiler been recently updated, is there a new kitchen so they won't have to refit it themselves, is it quiet or near schools (if their DD need this or it's an asset to be in the catchment area for a good school when she sells). Encourage them to look around so they're clear there's no damp in cupboards etc.

Although they're her parents, they are effectively buy-to-let landlords so bear that in mind and focus on the things that they won't have to do for the tenant as a result of buying your property instead of someone else's.

I'd also talk about how lovely it was to meet X & Y and how nice it was that they loved the house and how happy you hope they're going to be here and what a lovely family home it is, schools, neighbours etc.

Thus reminding them that this is for their daughter and she loves it

They'll probably be looking at the practical stuff.

Is it a good investment?
Are the walls sound?
Is there damp?
What's the roof like?
Does it have central heating?
Is there any work that needs doing?
