Is there any builders out there who do a professional job without ripping you off! i had a bad experience a few years ago, don't want to repeat it.

Search Gateshead council's site for the registered traders scheme. There's lots of tradespeople on there and you can get a few quotes.

It would be a garage conversion, i want someone very professional who can give a proper detailed quote, and who has experience of garage conversions.

I'll have to have a think & look out some details from the guys at work. I am an architect. Unfortunately I personally don't know many who will do that size of stuff. Bigger and smaller stuff I know loads, but the bigger guys generally won't quote or will quote v. V. Expensively and the smaller guys it'll be out of their depth. (more repairs, kitchens, roofs etc) but there is a guy at work who will know who to look at.
Will ask and get back to you asap.

thanks, and you said you were an architect, would i need an architect to do the drawings for this and how much do they normally charge
