Self build - where to start

We have just decided that we are never going to find a house in the right spot with all our must haves, and that to build would be the dream.

How do you even start looking into it all? I'm not from the UK either so extra clueless as to how to go about it all.

I suspect you may need to start with an almost bottomless pit of money.

An undeveloped site is unlikely to be in your dream location so you may have to find a site that has a current property on it. Then you would have to ensure you had PP - some sites can be sold with PP in place, but then you would be building someone else's dream house, not your own. Sometimes you also have to stick to the footprint of the existing property which would also limit your design. YOu would need to factor in demolition costs as well as re-build.

Would need an architect, unless you can do it yourself, at about 13% of the build price.

Plus points - no VAT on new builds - or is it 5%

definately a lot of money, patience & alchohol!

We've done a very large extention on a very small cottage & its now more than double its size. Taken us 2.5 yrs from the very 1st job on it & only now its coming to an end....thankfully!

Find your plot, see the bank & then go from there x
