Husband wants to move to Peckam. I don't!

We have been looking to buy a place on the outskirts of London in some of the more affordable places in Kent as we are growing out of our 2 bed flat in north London. We have two girls coming to school age. I am not a London person, I don't enjoy living in London but am here for my husband's work. We have been looking for a few weeks now and have found a few places we both like but husband keeps wanting to move further in to his work. He has now got his sights on Peckham!
With a budget of £250.000 I just don't think we will get anywhere very nice at all. I am really not keen on moving this far into London and Peckham doesn't seem like the safest haven.
So please correct me if I am wrong. He is getting fed up now and doesn't want to move any further out (even though there are places within our budget a 30 min train journey away)
This weekend I have agreed to go and view a couple of flats in Peckham but I am not happy about it at all.
Can anyone please correct my misinterpretations of Peckham to help me change my mind?

ps, Initially, we set out to get a three bed house with some sort of garden for the kids. We are now looking at nasty looking flats with no outdoor space.
I have given up suggesting affordable options because he seems so set on this.

Don't move to Peckham. I taught there ten years ago and was a really tough area. We moved as I was pushing my pram around parks looking at yellow police signs asking for witnesses for stabbings!
Try forest hill or honour oak maybe ?

There are nice bits of Peckham (Peckham Rye area) but some of it is still not great - much better than it used to be, and there is new development going on, but I really doubt you could get a 3 bed house for £250k anyway Confused

I agree with loveleopard, try Forest Hill / honor oak / Sydenham. Look on rightmove on the map to see what £250k could get you in that area?

Has he given a reason why he is so set on Peckham? Does he think he's had a brilliant idea or something?

Peckham is fine if you have money, there are some really lovely places there i,e, the Rye. However, £250,000 is not going to get you a lot around there, you prob need to look a little further out, try crofton park, forest hill, blythe hill etc. (flats though, not sure you would get a house for that).

You're right to think you won't get much for £250k in Peckham. Certainly not in the nicer bits. Where does your husband work? You could get a decent three bed house for that much in Hither Green or Lee, both areas that are gently improving. Trains to Charing Cross. You could get a large two bed flat in a pleasant area on the Forest Hill/Catford borders. Peckham would be a mistake.

Also a nice flat in Sydenham, which is on the East London Line and overground to Victoria.

Thanks, he doesn't know Peckham at all (neither do I), he seems to have suddenly got this idea in his head in the past week. I think he has seen an article that says it is an 'up and coming' area!
We went down to Bromley last week and have looked at the Eltham/Mottingham/Welling areas. I really did like Bromley and Beckenham but he thinks they are too far out!

I don't know it well but I have a friend who's moving there. I think being near the Hither Green side is what you're after as the other end tails off into South Circular wasteland area. It's close to Blackheath, which is gorgeous.

Peckham Rye is the park, which starts in Peckham and ends almost in Honor Oak. Houses round it are in Nunhead and East Dulwich. The Rye end of Peckham is the regeneration area but prices round there aren't much short of East Dulwich.

If he's commuting to blackfriars, use this site to find stations within the required commuting time. Also consider stations on the line into Waterloo east as that is just across the river.

Peckham Rye is leafy, green, lots of period property and a boutiquey high street. Peckham (I'm thinking around Queen's Road Peckham) is a bit more mixed - still some streets with nice buildings, and some new developments, but also a lot of council estates (although I don't know how many of these are now ex-local authority)

For blackfriars you could also look at stations on the Wimbledon/Sutton loop - places like Morden and Merton are quite nice?

Yes, Crofton Park is perfect for Blackfriars. It felt very safe when I lived there. Also has a nice friendly local butcher.

We used to live in Peckham when it was up and coming. We loved it FWIW, not that we could afford to move back now.

South London is cheerful, diverse and friendly, with (now) some good schools, but I think you'd get more value for money in somewhere that's still cheaper. I'd start looking in Nunhead, Hither Green, Brockley. Or maybe towards Crystal Palace/West Norwood?

Peckham Rye is basically south of the High Street, west of Rye Lane. The council ploughed a load of money into the area about ten years ago, doing lots of refurbishments, and the prices have shot up around Bellenden Road.

I definitely wouldn't live in a flat if I had kids. You really need to be able to turf them out into the garden imo.

Peckham Rye is really lovely but I think you'll be hard pressed to get anything for £250k. It's where the people who can't afford to buy a house in East Dulwich are moving to.

BTW we live in Forest Hill and love it and that comes from someone who was a die hard North Londoner for nearly 20 years.

Crofton park is lovely, Ladywell and brockley. You won't get much for your money in honor oak but also lovely. Merritt road is a nice area, very close to shops, library and train station, not far from a good park too.

I also lived in north London for ages and loved it. A in Ladywell, Crofton park now and wouldn't move back to north London! I'd love to b
Have enough money to live there but would stay in se London.
