What would you add when extending/renovating

I am extending adding a loft conversion and redoing the back garden.

Glass patrician on stairs, Open plan kitchen, dining living space to garden, tripple door to back, double door to side. steps up from back door, with raised planters (on slope).

DH would like a bigger office
We need at least 1 more bedroom before the DC get too much older (currently 3 share a room and baby in with us)
I would like a utility/laundry room so I can still hear the TV when the washing machine is spinning, and so I can shut the door when washing mountain is threatening an avalanche
I would sell a relative for a bigger, better planned kitchen, and am hoping for a big open kitchen diner so that homework can be done, delicious nutritious meals cooked, days discussed... - all without spilt juice, bickering.... [happy dreams!]
A downstairs loo would be a Godsend if we can sort it before I potty train any more DC!

En suite in loft conversion - so it can be an entirely separate guest/teenager/your area. Study area/somewhere for filing cabinet stuff. Downstairs loo if you don't have one. Storage, Laundry/utility area. Space for welly boots/wet coats to hang.

I was thinking of putting a loo and sink in the loft, I will try to add a shower now and hide the washing machine.
