I put a cash offer in on a very old house 3 weeks ago
It was 3% under asking. The house had previously sold but fell through and the agents rang me and I viewed it. I offered there and then and later that day was told that the seller was mulling it over as it was a little less than the offer that fell through. I said I understood and waited. By Thursday I phoned them to find out what was happening and the guy said although he hadn't spoken to the vendor he was going to be a bit cheeky and reject on his behalf. I was gobsmacked as I had waited 3 days for them to mull it over. I rang their head office and they tried to smooth things over and said they had multiple offers all at asking (I was the only person at the open day!) so that was why his colleague had rejected it. Now I think it was never submitted! Would you approach the vendor directly or should I let it lie? I suspect it is because the agent came to value our house which we sold last year and we didn't choose them even though they hounded me. Now 3 weeks on it is still for sale!

I would put a note through they door mentioning your offer and saying that you are still interested.

I might also mention that you were surprised the agent rejected it on behalf of the vendor.

It is an empty house the owner is in another town but I have his address due to the agents incompetence when emailing me re the viewing he gave me their details!

I have suspected an agency did this to us previously, and that the house went to a developer that was giving the agent backhanders. No proof though Sad

Well I renovate house (have stopped now for health reasons) and this was a house for us to live in! We sold our house last year and this is the first one we have seen on the flat as we sold our last one because I could no longer manage the hill

Outrageous behaviour from EA.
Does he want it for himself? Or a friend?
Why not e-mail the vendor? Nothing to loose.

I have just written him a short note with my details saying if he doesn't sell to reconsider me. The house has been relisted every day this week!

Wow, I'd be furious. I agree with everyone else, try and contact the vendor directly. It all sounds very unprofessional on the agent's part. Angry

I have! The head office did apologise for their treatment but said that the agent felt he could pre empt the vendor. Why didn't they tell me that Monday instead of saying he was mulling it over! I really don't think they put it forward

I made the offer on Monday and was told he was thinking about it so don't think he had said no offers under x. It was Thursday when I called to see what was happening and the guy said he couldn't get hold of the vendor but would reject it on his behalf. Yesterday it came to my email again asking me to view! Think agent are holding a grudge as the house we sold was valued by them but we went with another agent. Will know later today I think
