Property Sizes - what is the average?

I'm quite suprised that the majority of new builds I've enquired about are less than 100m2 and being a 4 bedroom house it seems a little on the small side for a family home.

Would you mind telling me where you live and what your home size is or even your area average?

Small Edwardian terrace in London. Originally 2 beds, turned into 2 with loft conversion. Small rear extension. Total now about 1200 sq ft looking at other properties on street on the market.

I think our house is SMALL. It's the smallest style of house in the surrounding areas (several miles) bar a few one off teensy weeny mews cottagey things. The sitting room only has room for one modest sofa and one armchair.
Having said that we have decent sized kitchen diner and 3 decent sized bedrooms and good storage.

100 sq metres or less for 4 bed seems a bit ridiculous though given that my converstion tells me that would be only 1076sq ft.

There's been a lot of research recently criticising the construction industry for building houses that are impractically small.

Townie - I'm suprised you find 1200 sq ft small.

I have an 8 year old house that is 1400 sq ft and I have 3 double bedrooms (smallest is 12x10) large lounge (4seater sofa and 2 chairs), kitchen diner (not huge), study, utility room, bathroom, shower room and cloakroom.

100 sqm does seem small for 4 beds. Have a look at Swingacat.info - very good and useful on this issue. (For comparison my 4 bed London terrace is about 1900 square feet, albeit with extensions.)

Ours is about 1400sq ft. It's a four bed. Bedrooms aren't huge but it's big enough. Certainly doesn't feel small.

I just checked ours and it's actually 211 square metres so over 2000 square feet so I suppose that's why it feels big enough. Less than half this size with our bedrooms I'd imagine would be tiny
