Selling house - did you get a property valuation?

Did you rely on an estate agent's estimated valuation or did you get a qualified surveyor/valuer to do yours in deciding how much to market for?

Estate Agent. Several. They know the market (or should do at least).

For the two I've sold I did my own research and told the agent what price to market at.

I've had 2 EA estimates with a £30k variance. Zoopla estimate is more in line with the higher estimate.

My concern is if a buyer's valuation came in at less than accepted offer price then we'd have to be rejigging our figures regarding what we can buy.

Is there anything similiar in recent sold prices? That's a better guide than the EAs and data a valuation survey will refer to.
