how low would you go??

Have found a property we like the look of but asking price is over our budget.

Asking price is 77k and house is a repossesion in need of work.

We have 63k cash.

Would it be worth making them an offer or would you think it is just wasting money (on paying solicitor to submit an offer)

Any opinions appreciated.

They probbably want £75k. You want to be looking between £67,500 and £62,500 price range with your budget.

You don't need to pay anyone to make an offer (assuming you're in the uk)
They probably want more than 63k but there's no harm in offering, tell the agent it's a cash offer and leave the offer on the table, they might well refuse initially and then come back to you later.

Repo's tend to be priced competititively so start with and (if so) don't expect low offers. Having said that the banks tend to want their money quiclkly, so given you are a cash buyer may accept it.
