list of costs when moving - where can I find one?

In fact does such a thing exist? Our flat will be on the market probably next week and I could really do with a list of incoming and outgoing costs involved with buying and selling a property. If anyone knows of something similar that exists on the internet somewhere please let me know, otherwise if you lovely lot could help me compile a list that would be equally brilliant.

So far all I can think of is
Selling:
agents fees
solicitors fees

buying:
stamp duty
solicitors fees
removals cost
mortgage brokers costs

I know I'm missing some fairly huge chunks of info here.....

Channel 4 had a good website that I used when moving, think also BBC did, with lots of checklists etc.

SOLICITORS SEARCHES, SURVEY FEE
MORTGAGE FEE, WILL FEE (IF U DONT HAVE ALREADY)
ENERGY CERTIFICATE
Solicitors Fees, Agents Fees, Stamp Duty, Movers Fees
Mortgage redemption fees, deposit.

That is everything we paid out for last year when we moved - still have the spreadsheet!

As for some hidden costs:
New council tax
House insurance (must be done before completion)
Does house need ariel?
Curtains? Carpets?
Moving costs?
Petrol
Cost to change car insurance, passports
Oven - will yours fit/ work in new place
Storage?
Have you currently in built storage? May need to buy non fitted

If you sell and go into rented - deposit, admin etc will be huge as will rent and storage is a money Pitt
