We are due to be exchanging this week and completing by 21st June.

Survey flagged a couple of things, nothing major, but we've been advised by our solicitor to ask for a contribution towards costs.

Main point is that sash windows have been doctored to be casements and all screwed shut downstairs. Looking at c.£2k to get sorted (best case) and lots more worst case.

We don't want to renegotiate, just get some cash.

My gut tells me she'll tell us to feck off, non? I fear we've left it too late for this sort of chat, this is our first house.

If you haven't exchanged it is all still to play for. Your offer will have been subject to survey. So the survey has flagged unexpected work and you now want to amend the offer.

However they can say no. Which leaves you without a house! So you have to think of the best way forward for you.

Is 2k a deal breaker for you? If so then contact the agent and amend your offer. Well first tell them that the survey has flagged a problem with the windows and get a firm to go round and price the job. When you know exactly what you are looking at I would then tell the agent you will have to drop the poffer by X.

If you are happy to meet half way tell them that - say the work is going to cost 2 but you will pay half, if not go for the whole.

Or reduce the offer by the whole cost of the job, and if they say no offer to meet them half way.

Whatever you do, don't leave it to the last minute! I know someone who tried it on, asking for a big chunk of money off on the day they were due to exchange, and the vendor was so angry they backed out of the sale.

On the other hand, years ago my mum's buyers did the same thing to her, and her circumstances were so dire she was forced to accept 40k less (even tho their requests were unjustified, she just didn't have the time/energy to fight it) - they knew that and will hopefully step in dog shit every day for the rest of their lives. Callous bastards.

Your survey has shown up a legit issue, so just make the call ASAP so you all know where you stand. The later you leave it the more stress it will cause all round!

Thanks both. I phoned the agent last Thursday (we were on hold last week) and he asked me to email what I'd been quoted which I sent last night.

Total work flagged on survey comes to £3k. We've asked for that to be held back with her solicitor until work is completed (DH has been told this is best way to do it??), but I am expecting her to barter us down.

It's not a deal breaker and I fear that because she knows we want to move in she'll say no. My solicitor said that it's always worth asking though. She's desperate to move though, so might think it could be a deal breaker.

I was getting worried then that you may be our buyer as the dates are similar!! We don't have sash windows though!! Phew.

If they came to me with that I would initally say no and try and stick to that, but probably try and strike a deal to meet half way if really pushed, but as it is late in the day I would assume that you wouldn't pull out at this stage. Gamble though!
