Help me decide between two houses...

Here goes....

House A is a quiet cul-de-sac, small South-facing garden, recently modernised to my taste. 10-minute drive from ds's new school. 1 hour by bus from dsd's school (it is increasingly likely that she will be living with us full time in the not-too-distant future). Small, South-facing garden which is private but no views.

House B is on a B-road within walking distance of the school ds is due to start at in September. 30 mins by bus to dsd's school. Large, North-facing garden with views. Needs modernising and probably a rear extension (larger upstairs than House A, but House A larger downstairs as it has already been extended). £25k cheaper than House A.

I work from home, doesn't make much difference either way to dh's commute.

Your thoughts, please?

House B.
If it's closer to schools etc.
How much work will it need? More or less than 25k?

Probably more than 25k. New bathrooms, new kitchen, an extension to add an extra room... We could probably just about stretch to it, at a push.

1 hour by bus to school seems much too far, so mainly for that reason House B. Garden with views sounds nice too.

An hour on a bus is a long way for a child to travel to school.
I think I'd go for house B.

You see, I'm tending towards B, too even though A is a lovely house. Dh, however is very hung up on the cul-de-sac idea and the South-facing garden....

I'd go for A as the garden and the road sound nicer. But the school issue could be the thing that makes me switch to B.

Why are you finding it hard to choose?

One hour is definitely too long a commute for school, not healthy or realistic.

Building works, apart from the extension, how essential are they? Could you tart up the bathrooms and kitchen in the short term?

Two reasons - your dsd's bus journey and it will be nice for your ds to be able to walk to school.

House A does sound nice though.
