It's not quite the right location, but lots of other things look right. I'm in need of a bit of crowdsourced opinion.

I think its tiny and very expensive!

Looks ok. Difficult to tell proportions on the photos because of lack of furniture. Garden is very small, but very easy to maintain. It's on school road - is there a school nearby? What affect does this have on parking/accessibility at school drop off/pick up times? Does it have residnet parking outside? How much will that cost if you need to use it?

I think it's complete and utter lunacy to spend that much on that small a house. If that's how much that location costs then it's not somewhere anyone should be buying in! The house is tiny and a bit grim by the way. That patio is the worst and why are there no pictures of the bedrooms?

It's a fair point, Amber! But it's reasonably priced for the area - we're in an expensive place but there are various good reasons to stay here.

I couldn't pay that price for a house that size. But I don't know the area that well, I'm on the other side of London. Is there a reason why you think it's worth that amount?

Things that I don't love:

• Right on the road (how busy is the road? - both cars and pedestrians...as the latter are right outside your window)
• Open plan from front door into living area and straight upstairs leaves zero storage for coats/shoes etc which will look a mess left in the corner. Although you could put a cupboard under the stairs I guess.
• Looks as though it might be tricky to fit a dining table in the kitchen without it being in the way, although it is hard to tell from plans0. Unless you put it in the living room, you have to traipse through that to the other downstairs room. I know it's not that far but would bug me.
• I live in a nice bit of SE London and I still think it looks like an awful lot of money for what you get!

Can I ask:

• Do you have children? If so, how many?
• Is there a particular reason for that area (as opposed to a slightly cheaper one) and for a house, rather than a flat? From a quick look at rightmove it looks as though you'd get more space in a flat for similar money.

I don't like the layout, the bathroom is through the bedroom, the dining room/study is miles away from the kitchen (not ideal if you want to use it as a dining room) and the stairs coming from the living room means sound will travel upstairs a lot.

The price is scary!

I can see from property bee that it was originally on for £475K in March, so the price has come down a lot! Yes it does look very expensive to me but I'm not in London, however i have been to Hampton Wick station once and walked around there and it looked very nice and close to Kingston!

What else are you comparing it to in your price range, do you actually need more space?

you must really want to live there. Shocking for the price. Outside is ugly.

I like the area a lot - HW is very handy for Kingston and close to the river, Richmond Park etc as I'm sure you know, but it's on the slow train line so a longish commute. We looked round there about 10 years ago. I think parking can be a bit of a pain because people try and park to walk over the bridge to the shops, although I think there is a CPZ.

I think it's a nice house, especially as it's detached, but definitely titchy. If I was considering it I'd be worried about the lack of storage - looks as if the understairs cupboard has been removed, for example (or is that a new staircase and dividing wall? Slightly odd downstairs layout.) And if I'm being very picky there's way too much stripped pine.

Is it definitely detached? If not every room is attached to the house next door which is quite unusual! Odd that from the front it looks quite roomy but the room dimensions are actually quite small. I think the proximity to the road would bother me most.

That is a very small house with a tiny hip bath and asking almost £590 per sq ft.
I would give it a huge miss.

There are some nice features. However, it still looks tiny inside even with no furniture. I doubt if normal sized furniture would even fit in the house. And some rooms seem a really awkward shape. Depending on how many other houses there are for sale that you like, I'd give it a miss. I couldn't find any actual room measurements. That would give a better idea of the size. I think I'd look for a bigger house in a less expensive area.

Hey, that's down my road! Fantastic area, but aren't prices getting a bit beyond stupid? I bought two years ago, paid £120k more than you, but got five bedrooms and a 90ft garden for that.

OK, I'm not going to argue with you about the area - it's a wonderful place to live with truly great schools. But let me ask another question: does it really have to be a house? Let me give you another option: a friend of mine who lives very, very close to there recently bought a 3 bed ground floor flat in a 60s block for just over £300k. It's got no Victorian charm, but it is lovely: big rooms, huge windows, own patio garden plus big communal gardens running down to the waterfront.

If my budget was limited I'd be going for a flat like that rather than a weeny house like the one you're considering.

Is it a house you want rather than a flat? I had a look on rightmove and there are only 2 other houses under 500k, the next cheapest being 480k and that was teeny too .

Would you have the money to knock the inside of the house around? You could perhaps use the cellar space, and move the stairs to allow you to knock through lounge/diner and rearrange the upstairs to have one bathroom that you can get a proper bath in and 2 beds. That would cost quite a bit though.

As it is I think it would be very hard to live in if i'm honest. I don't know the london market and perhaps it is worth the money, but I would rather live somewhere slightly cheaper and have a house that can accomodate me!

It doesn't look detached to me, think they made a mistake? It is sort of double fronted on the outside i.e. the front door is in the middle, so where are the other rooms?

It's very cute. And the area is undeniably great. It does seem like a lot of money, but I could be tempted IF it had a bigger garden. No cat-swinging there which would be a deal breaker for me personally.

Boy, that really is tiny - and the stairs take up some space so not all of it is even usable. Do you have DCs? If so, I would be inclined to compromise a bit on area (or go for a flat or a less cute looking property) in order to find somewhere bigger.
