If you had these two options, which one would you go for?

Option 1)
New build large estate with houses of all sizes. The one we like is the largest.
Fantastic size, large on suit, walk in wardrobe, guest bedroom with on suit.
If we chose it we could decide on the kitchen, flooring, etc.
Might need to spend money on the garden.
The location is okayish, but NOT ideal.(this is my problem with it, otherwise I wouldn't hesitate)

Option 2)
More mature looking house from the outside
Inside it is nice and doesn't need lots changing but being older will obviously need some work here and there.
The rooms are smaller than option 1.
Garden lovely and mature
Very good location, all houses of similar calibre on the road.
20,000 pounds more than option 1. (but we can afford it).

I CANNOT DECIDE, heeeelp. Ultimately, I think the decision is between size and location.

I personally would go for location rather than size. Also, you are likely to be paying a premium for a new build.

I say that and I currently live in a new build...but it is in a fantastic location and there's only 2 houses.

If you have children, don't underestimate the value of a decent garden.

Option 1 also has a decent size garden. But we would have to pay for the turf.
I am inclined to go for location, but DH prefers size!
worried about making the wrong decision.

Depends a bit how long you think you'll be there. Personally I would go for location every time, but especially if you're likely to want to sell in the next few years. If you put yourself in the shoes of potential buyers, by then, your NB will no longer be quite so new and shiny ( although still lovely I am sure!) but the location of Option 2 will still be better.

We plan to stay there for at least 10 years.
And because of the length of time we are planning on staying, Dh is not really thinking of any resale issues at this point. Option 1 is substantially larger than option 2.
But I agree with you ogre, location is important.
