Given shop rentals in the area are north of £10k pa it isn't that bad an investment!

"like this property?". Um, no, not really.

And I love that the estate agents have said this property requires total modernisation. Which sort of implies that there is already a property there. More truthful to say this property requires total construction. I won't be putting in an offer Grin

You're absolutely right - but they're marketing it as a "1 bedroom detached house", in the residential section.

I remember a public toilets got sold as a residential property for development in Hackney some years back. (£250K IIRC).

The description says it has a workshop and a bedroom.

But the plan shows a shop and a storeroom complete with toilet.

Which one's the bedroom?!!

I think it is an error on the agents part. The last time I was house hunting I saw a few bloopers like that. The fact that the flower cart stall is included implies it is a commercial property (unless they think that could be the outdoor seating area!)

I reckon it's actually deliberate.

It's in an area which has recently become very trendy (Dalston) on top of already being overcrowded. There are loads of trendy young things coming in and buying up properties.

All over Hackney you see strange buildings which have been built in spaces between others. There are some very suspect garages in my bit old bit of Hackney, for example, which have been basically converted into 2 story houses, but from the look of them I seriously doubt they have planning permission!
