Buying a vacant site - how?

DH and I are considering a move to Edinburgh and thought this would be the end of our dream to build a house. However when googling/street-viewing a house of sale I spotted a possible plot which might be suitable for a new build!

It seems to be 2 or 3 different ownerships; all semi-industrial/garage type sites at the end of a nice run of Georgian houses/terrace. It is also in a Conservation Area.

If I were looking in England, I would whip on to the land registry site and within minutes (and only a few quid) I would have a title search giving me the owner's name and any mortgage companies etc. I can't seem to find the same on the Scottuish registry site which wants to charge £30-40. Am I looking in the right place?

Any tips on how to approach owners? Negotiate with multiple sellers?

Firstly, I would speak to the council's planning dept to see is planning would be likely to be granted. THere wouldn't be much point in per suing it if they said there was no chance. They may be able to then give pointers as to who to contact re ownership.
