how to find a good/quick conveyancer? and engineer for survey?

had my nose in the moneysaver website but they (more or less) only give you what to look out for but don't say where...
old(ish) house so also need building survey. same thing, really...

Look up building surveyors or chartered surveyors in Yellow Pages/Google, or ask your solicitor. Or ring Royal Institution of Chartered Surveyors and ask them for a list of surveyors working in your area.

Yellow pages is a bit of a lottery so best to go with personal recommendations if you can. I got a good solicitor through the estate agents. They get to see a lot of different people so can gauge which are better or worse at their job.

Ps you want a surveyor for a survey even if full structural and they will suggest an engineer if things need special structural attention

You'll need a survey anyway. This guy is very good. He is in Beds but works over quite an area www.edwards-surveyors.co.uk/ He will know an engineer if you need one.

However your mortgage co will usually choose the surveyor for you. Dont appoint without speaking to them first.

the mortgage co will only do a valuation survey, just a quick check if the house exists and is roughly the value of your offer.
or so the mortgage brooker told us Confused

That is the minimum but they normally offer different services for different fees. If you combine homebuyers report/survey and valuation it is one surveyor and one visit. So one less thing to do!
