I have two options really sell and move or release some equity and improve the house and stay (have £60k equity locked into house)
feeling daunted by prospect of moving- how bad is it really?

what sort of improvments and what could you move to?

not massive some new windows new rads in the kitchen kitchen needs an overhaul generally. Biggest issue is, not now, but in a few years it will need a rewire.
It is a semi could definitely afford a detached and am tempted by a brand new house although have heard plenty of bad things about them
