For rental or first time buyer types? I can't decide if it's overpriced for two rooms!!

Thank you

Hi - as they say in property land, it's all about the location. I don't know the area, so can't say how over priced (or not) it is although I wouldn't dream of paying that much for such small accommodation. Certain 'types' of property appeals to cetain buyers too, I suppose, so depends if this is a desirable property for those who live in the area.

It's a lot for first time buyers and looks like it needs a bit of updating. As its old, you'd need to have the roof checked, look of for damp, etc.

It's very cute, but looks quite closed in.

Don't know the area either but it looks cramped with little opportunity to add value. Small back garden, and I guess you wouldn't want to sit out in the front garden so it's a bit wasted.

Thank you wise MNers. I thought I was right & you've confirmed my opinions. (basks in justified smugness)

Have you had a look to see what other properties in the street have sold for? And what type of property they are? It's all relative. If a 3bed semi in that road would go for £500k and you are desparate to live in that area then that cottage is not too bad.

I live just round the corner but was interested in this for btl as I knew it was coming on the Market. I didn't know how much for though. I am still wondering if there will be much interest at this price.

150 tops.

banjaxedfilly · 27/04/2012 15:48

Actually that's rubbish, 120. There's a lot of work there.

See where that courtyard bit of garden is that is on the photos is that the side of the house you see, or the property next door?

Grumpystiltskin · 27/04/2012 16:51

The kitchen looks out onto the courtyard which is about 4m long. The White building is next doors kitchen.

No idea about price or anything but I would want to flip the staircase round and reconfigure the bathroom so that the bedroom could be completely separate. I wonder why there is a chunk missing from the chimney breast?

augustajones · 27/04/2012 18:11

I used to live in Wooburn Green, and yes, that is overpriced. I would keep looking if I were you. There are better properties for less money out there.

Where are you now? Do you know the area?

I really loved my time in Wooburn Green but I did tire of it. It's quite busy and I was in the Tesco Xpress when it got held up at knifepoint once!!!

Grumpystiltskin · 27/04/2012 18:28

Knifepoint!! My word, there are a few chavvy areas around wooburn though. I will pm you my situation... When I get to a computer.
