selling a white elephant....

not my house, an aquaintance...

our area is full of 2/3 bed bungalows. they are selling a five bedroom detached house - as others have commented on in this topic - our secondary catchment school is diabolical!

so houses like that are tough to shift at the best of times.

what things are most worth changing in order to sell?

the upstairs bedrooms all have sinks - worth keeping?
large downstairs bathroom very dated - worth doing a new one in white off ebay?
kitchen old style dark wood - worth changing doors?
downstairs carpets very unattractive...

spending in order to flog on needs to be restricted as in some ways, houses being sold in need of updating seem easier to sell...(even if they go cheaper)...this one may well go to a developer (previous established usage as guest house and residential care home)

what's the local population like - is it mainly elderly if it's bungalows and crap schools?

if so then selling to a developer as a care home sounds most likely route of sale I'd expect. In which case, don't spend anything on it at all. Bedroom sinks in particular will be attractive as will show the plumbing is already there.

It may be worth trying to sell via auction as well as/instead of the traditional route - potential developers may be more likely to get a whiff of it by that route.

mainly elderly, with a reasonable amount of starter families. people flee the area if they can when their eldest turns 10....

auction might be the right way, though trying 12 weeks with an EA could be the current plan. i'd have thought developers used Rightmove like everyone else ?
