How much to offer on a new build

Hi all,

Looking to offer on a new build which has been on the market for 2 years. It's up for 170,000. How much should we go in at as an initial offer?

Did the salespeople give you any hints?

We've looked at (built) new builds recently and found that if we showed even a little interest the sales staff were hinting that quite a lot could come off the list price, because the property was up rather than off plan IYSWIM.

Were similar properties built at the same time? A search on rightmove would show what others have paid.

Otherwise just offer as low as you think you can get away with. If you're not cringing slightly when you make the first offer, it's probably not low enough. Smile

All the other properties sold as px so come up as asking price paid on right move.

Ours is a relatively new build bought a few years ago. Not sure if you mean you will be the first owner of the new build or you are buying an existing new build home .

We searched the prices of other houses in the village and based on the we offered about 15% below and bought at just 10% below the asking price. We had a firm offer on our house and our buyers were not in a chain so we were in a good position which helped.
