Decorating advice for a house we are about to market

Hi,

We are about to put our house on the market. There are lots of little bits we could do to smarten up the house, you know the type of things that get ignored when you are used to living in it everyday. Dp study used to be the nursery and still has the baby boarder. It is a pig to get off, question is do I leave it as is or stop being so lazy and stripe it all and just paint it neutral? Plus any other necessaties I need to do before calling out the agents. First time selling so my advice would be appreciated

Definitely get rid of the border! If you paint over it, it will still be visible and look rubbish (sorry!)

Have you a friend, relative you could ask round to critique it at the moment? It's surprising how much does get ignored as you're so used to it. Fresh pair of eyes etc. Even an estate agent will advise what you would need to do. In todays market it really is important to get it looking as good as you can.

Afraid to say...you definitely need to strip the border...Buyers need to visualise how they would use a room. It's hard to do that when a room is so obviously a nursery or a child's bedroom (themed) etc. Strip it off and paint it white or off white. Neutral may be boring but it's the best way for a buyer to see how they would use a space. Is the room going to be marketed as a study or a bedroom? If bedroom, then might be an idea, space permitting, to get a bed in there...?

Well worth the effort to do "little" things, I think. We moved last year. I painted just about every room in the house and got new bedding, towels, bins and posh soap for the bathrooms for viewings and photos.

Also made sure all 2yo DD's toys were tidied away out of sight.

Make sure you have any paperwork ready e.g., boiler servicing, any extensions/conversions/planning permission, FENSA certificate if the windows have been replaced etc. for solicitors.

Had an offer (and accepted) in less than a fortnight so things moved pretty quickly for us. Our sale was fairly painless apart from all the stupid questions from our buyers' solicitors. Our purchase was a nightmare.
