Why individual viewings?

I grew up in a country where it was standard to have an open house, usually twice a week.

None of this horrendous system of booking individual appts, cleaning/tidying house so often. As a vendor you just had it presentable and left agents alone for a few hours!!

Second viewings more often individual appts.

I lived in Sydney and found the process of letting a property on the basis you describe really stressful.

Viewing would be at fixed time every week (I'd be at work) or the other viewing would be during the time my toddler was usually asleep so I'd have to drag her with me and she'd be really grumpy. Obviously these weren't convenient times for me but there was no alternative.

There would be 20 people all looking round the property and it was a race to get to the estate agent and put a deposit on the table.

Perhaps it works on smaller places but in big cities like Sydney it was terrible!
