Bungalow to 2 story house - extension costs?

I'm in a large city in Scotland. Don't own it yet, but thinking of buying.

I have built up costs based on £1200 per m2 for ground floor and £900 per m2 for converting attic (including dormers and double height extension at back) exc VAT.

The house needs gutting and the other floor area on the ground floor will need money too. Running total is £175k which is getting quite scary...

Are these costs m2 about right or am I too low for the upper floors?

I don't know, but have you tried www.buildingsheriff.com/? I found it when we were thinking of buying a house needing an over-garage extension, and found it helpful. (Though someone else beat us to the house! Angry

Why on EARTH would you want to buy it when you could get something that doesn't need (essentially) fully rebuilding for probably less? Sorry; don't get it.

I vaguely looked into this as a really cheap bungalow came up near us and I thought 'I know! i can turn it into a house!'

From what I could find out online, it turns out it would be hideously expensive and actually cheaper to knock the bungalow down and start again (also could be difficult to get PP).
