Potential Buyer - Thoughts?

House went up for sale yesterday and first viewing this morning. She really likes it, going to come back with husband for second view.

She told me that they had already pulled out of a sale recently due to the agents and that they have just had an offer accepted on a different house but when she saw our details she had to come and see it. She gave off an air of high maintenance.

Now I know a sale is a sale, but would you do anything differently if a buyer like this put an offer in?

It's far too early to accept this quality of offer.

Unless she's paying cash, offers over the asking price, and agrees to exchange within a fortnight, don't touch her with a barge pole.

The first people who viewed our house offered on it. But we kept showing it for another fortnight and ended up with five offers.

We gave the first viewers preference and allowed them a chance to counter-offer when someone else came in a bit higher. And we are now selling to them. But am glad we waited to see what other offers were out there IYSWIM.

Think if you sell to the first viewer, you will always wonder if you could have got a better deal.

The thing is we have a 4 week window on the property we want. The owners have said they will hold out and not show anyone round for 4 weeks to give us chance to sell ours. We are only really selling with a view to buy this one particular property.

But I think we may do what you suggest Stokey and still allow others round if we get an early offer in. This moving lark takes over your minds with ifs and buts!!

Who on earth pulls out of a sale due to the agents? She sounds like a bit of a tantrumer.

I think I'd want to know more about why she pulled out of the first sale, and why she's now pulling out of the second (if she does decide to go for yours instead). In other words is she just indecisive or were there real problems with the previous 2 sales.

Are you in Kent? If so, it may be our "buyer"...she put in an offer but refused to give our agent details of her supposed cash buyer so he could check out how proceedable she was. Flounced out of the EA office saying she would withdraw her offer. Then she got gazumped on another property, came back to ours with another offer, then her gazumped house came back on the market as the sale fell through, so went for that one again. Needless to say if she ever comes back to us again we won't touch her with a bargepole no matter what she says! Utter nightmare.
