Please advise me on making an offer... to vendor, or just EA? :)

Okay, so we're seeing the property again, and we like it, but we know we can't go above a certain price, or we'll walk away.

The vendor is doing the viewing.

Is it okay to offer to the vendor? Or do all offers have to go through the agent?

A bit clueless really, sorry!

Officially the route is via the agent. If you offer to the vendor you may make them uncomfortable and they may refer you to the agent - after all, part of the agents job is to act as the middle-man in negotiations.

Having said all of that, when I've been selling I've not been offended by someone saying, "our maximum budget is around x, are we in the right ballpark". They can always reply 'no sorry'.

If you're thinking of offering far below the asking price then I wouldn't mention your offer face to face with the vendor.

Go though the agent to make the offer -don't sound to keen to the vendor - try and find from the vendor during the vendor what their situation is - how keen they are to sell etc
