Do you think the quality of agents photos affects viewings?

Everyone in our area is saying things are very quiet with few to no viewings. Agent says it will pick up but everyone I know who's selling says it's dead in our area. I'm sure it's nothing to do with agents photos and just general state of market in our area, but do you think poor quality photos would put someone off viewing?

the photos should help sell the house and intrigue people to want to view.

We eat with our eyes.
same goes as in a restaurant, if it looks good on the plate its more inviting to eat.

I think good photos are very important.

When I saw a friend's photos of her property for sale I actually laughed. They were so bad. One was of the toilet. I think that if you know the property, it is very hard to judge; you know that they are photos of your house and you know what your house is like. however other people ONLY see those pictures and they have to be perfect. We changed her photos and so far two offers and a lot more interest.

A picture speaks a thousand words tbh if I'm looking on the web I flick to the photos before I decide whether to read the gumf.

I think they are really important - maybe not so much if you are a buyer in your local area with plenty of time, but when we've relocated we had to shortlist properties to see, and bad photos meant we didn't go and view

People generally look at the main photo, if they like the look of it then they read the initital blurb, if it still suits then they look at the other photos, then they may bother to read the words and look at the floorplan.

Good photos are therefore massively important, buyers will just move down to the next property on the list if yours doesn't present well.

Estate agents are sometimes good at photos too, but it's rarely an area they have training in, so it may be worth either paying for someone better, or finding a handy friend with a good eye, to take better ones if you think your agent is doing a good job for you other than this.

Your house looks great but the photos are rubbish. Somehow they have managed to make the whole of the downstairs look really dark, when I am sure it is not? The kitchen and bathroom photos are awful - why is the bathroom one focused on the loo? I would also want to see a photo of your back garden.

Agree, the downstairs looks really dark ESP kitchen. WhTs the deal with on top of the garage roof? Is it useable as a sun terrace, of so, it's not mentioned in the blurb. Big it up and get some pots of brought flowers on it at the railing bit.

The house is lovely. Agree you need lights on. Remove the olive tree in the kitchen it's taking too much room.

The main bedroom is the biggest problem - it looks too small for the bed and according to room sizes it's not. It also needs to have the headboard on the wall and not under the window.

I am certainly not wishing to be cruel, but the photos are not of a good technical quality. A good example is the kitchen where the flash has caught a plant which then features too heavily.
The bathroom and kitchen should be totally decluttered before the pictures are taken. Two appliances only on worktops and nothing else.
The long distance picture with the very bright conservatory in the background is not good. Too cluttered and the lighting makes the other rooms look dark.
Where is the main bedroom? The one with the double bed looks very small.

I think it looks really well presented. Get the kitchen shot re-done without the olive tree looming in the foreground. Plus a floorplan is essential in my view. Why no pics of other 2 bedrooms? In the double bedroom shown, could you move the bed so that it's not under the window, i.e. the radiator is opposite the end of the bed? That would let a bit more light in. But that's very picky .

You can walk on flat roof it but not sure if can use it as a sun terrace - to be honest I've never in my 11 years on the street seen anyone else sitting on theirs! We are 10 mins walk from two beaches so maybe that's why?

Ok my feelings are confirmed - thanks all. Have a friend who is a fab photographer (and currently gone back to uni) so I reckon he'll appreciate some business.

Do you think it's priced fairly? The only other houses of similar size in exact area are like these (further away from us is further away from beach which is why some are larger but cheaper and down to the main village Mumbles takes you out of catchment for the very popular comp). Our next door but one neighbour was on for £349,000 and sold for £327,000 about 6 months ago.

They aren't the best photos, but they're a hell of a long way off being the worst.

If I was flicking through them, my main thought would be that the back garden is tiny/non-existent/nothing more than you see through the window - generally the message if there is no separate picture.
The picture of the front is standard, a fairly wide angle lens to make the frontage look larger than it is.

The photos are at the wrong file size or something, see how they don't fill the grey box they're sitting in?
Compare with eg this one, randomly selected from my to-view list....

Ok, maybe just pot plants on the terrace to colour up the frontage then. At least with the car on the driveway, it shows it's big enough for 2 cars side by side. And defo get the back garden looking shit hot with table and umbrella and get pics on the web.

If I had been looking through, I would never have clicked on your house. The main photo isn't interesting enough. If I had seen one of the photos from inside first, I might well have looked at it. Also, if you have a back garden, even a tiny one, you should have a picture of it. There are only pictures of two of the bedrooms - I now assume that you have two more tiny bedrooms that are hardly worth anything. Nice house, though - and the area looks nice.
