Jobs to do to sell the house

Lots of things need doing to the house. Could all you lovely MN's rank them in order of importance.

Removing woodchip
New carpet in living room
Replace tiles on kitchen floor
Install central heating
Plaster conservatory wall
General decoration

I would say the major job is the central heating, then some general decoration to make it look fresh and clean

Removing woodchip & General decoration - low importance
New carpet in living room - I wouldn't bother

I would hesitate before doing too much decorating/changing unless your living room carpet is REALLY filthy or smelly. I would save your money and be willing to be a bit flexible on your asking price (for buyers who want to factor in the cost of decorating/retiling/recarpeting) you might as well keep as much cash as you can for your next purchase.

I would definitely prefer as a buyer to choose my own new lounge carpet/wallpaper etc. rather than things that other people may have done in a rush or as cheap as possible just to sell the house. However, I would be looking for all structural/plastering to have been done and a really good central heating system as they're 'bigger' jobs.
