It seems like good family pad, ignore some of the decor etc and imagine putting your own stamp on it. I didn't know you could buy a 3 bed house for £250 in London - seems good value.
I would want to do the kitchen and bathroom eventually

It needs renovation, and the raw material isn't particularly pretty. But a liveable 3 bed house in London for £250k? What's wrong with it?

Looks a bit tired but am sure this could easily be put right. Cannot believe though how much houses cost in the south Shock. Is this your house or are you thinking of buying it?

I wouldn't like the shed taking over the yard. Lots of potential inside but needs a few bits of TLC

It's a friend who has lost job so needs to sell but is having no luck.

What do you think it is? Wrong floor plan? Lack of master bedroom pics? Kitchen/bathroom/garden?
Any cheap quick ideas to make it more attractive?

Or anyone want to buy?

New shower curtain and bathroom cabinet - can she clean up the grout etc?

Kitchen photo is awful - it focus on the artexed ceiling! Better to focus on the table and chairs.

Photos of the other bedrooms?

The lounge would look better with a rearrangement of the sofas - could she get rid of one - it looks like a waiting room or something at the moment?

I thought lounge looked ok! Lol does everyone think it looks like waiting room? Maybe they could put a sofa in the shed! Lol

Kerb appeal: low

Interior photos make it seem very dark.
New kitchen and bathroom. Internal redecoration (never a problem). Garden - humungous shed needs to go!

If it's not selling, what have other houses on the road gone for in the last year or so? Because round here (not London) houses which are competitively priced sell reasonably speedily - and more expensive houses sit around until the vendor is fed up enough to drop the price.

It doesn't look like a family home - it looks like student accommodation (unloved)

Lounge just looks barren and bare rather than homely and welcoming Confused presumably they will be moving somewhere smaller so I can't imagine they can take all those sofas with them?

tidy the kitchen table. They could paint the kitchen units etc to make them look less dated perhaps?

It does look a bit like a waiting room... I think a bigger problem is that it highlights the fact that the room is long and thin which can be awkward.

If they are putting new photos up...
Take a photo from straight on (preferably without the car in front). Automatically looks more professional.

In the rooms where there are curtain tie-backs...tie the curtains back. It looks like the vendor isn't fussed if the curtains have been pulled back but not "finished", iyswim.

Put away a few more bits - especially on the kitchen table. Even if it is just into another room whilst the photo is being taken

Another vote for the shower curtain. Fold the bathroom towel properly.

Sorry if these things sound niggly - I just think that at the moment they look like photos of a house that is kept tidy, not a house that anyone particularly wants to sell. I hope your friend manages to sell - I think it's a good buy, assuming no structural damage or anything.

It looks a bit tired. Echo the shower comments. Also the bedroom wall over the bed looks grubby. Definitely lose a sofa!

I know, I know, I know - these things are cosmetic. But the key is to get people through the door, and anything that is fixable should be fixed to try and make the house look less likely to require time, effort and money to prettify.

It looks a nice enough house. Bad pictures, though!

It looks untidy (get the stuff off the dining table/change the moldy shower curtain). The kitchen is old but not bad, and could look nice. Clean off the table, put on a vase of flowers and take the picture from a better angle.

Clean up the bedroom - looks cluttered, take the papers off the walls and maybe move the chest of drawers out of shot (you can see into the drawers so it looks even more cluttered). And the rubbish bin. If she has a plain or light-coloured duvet cover, even better. The patterned black is doing the room no favours.

Yeah, the front room does look like a waiting room, and looks a terrible, narrow shape. Rearrange the furniture, don't focus on the ceiling and maybe move the tv out of shot??

The photo of the garden is dire! Either don't include a picture, or invest in potted plants.

The kitchen needs to be decluttered. Get rid of the cereal from the top of the fridge - makes it look like has inadequate storage.

The bathroom needs to be cleaned and tarted up.

The sitting room - id move the tv out of the bay window and try and rearrange the furniture to lessen the effect of a corridor. Maybe one chair or a sofa in the bay window, with another at an angle, trying to make it look like a proper seating area rather than a waiting room.
