Buying land from neighbour - what is involved?

Our next door neighbour has an overgrown bit of garden next to ours which a approximately the size of a single garage - in fact it runs from the back of his garage to the back fence.

I would like to suggest to DH that we buy it so we can extend the children's play area, giving them room for a swing and seesaw (DH did infact suggest buying it years ago but the owner at the time wouldn't sell - she had her much loved raspberry canes growing there).

Before I go to him I want to have my ground-work done, so can anyone give me an idea of costs/processes please?

I have abolutely no idea what to offer for said land or what changing deeds etc would cost. Thanks in advance.

I would suggest you approach them first to see if they are favourable.
Then get three EA to visit him giving value of his house with and without this area of land then pay him the difference.
We own some land at home for our horses. we never have enough grass but our neighbour has 3/4 acre she never does anything with.
The land itself as grazing land is worth about £1,000 but attached to her house puts approx £50,000 although it would never be granted permission to build on.
Unfortunatly for us we have offered her double the value but she won't sell in case it makes her house less saleable.
