Gas safety check - what do they cover?

Our buyer wants us to have a gas safety test carried out - does anyone know what exactly they test and is it a legal requirement for sale? I think she is planning to rent out a room. Surely she should have this done herself.

No not a legal requirement. They really check that each appliance functions correctly and isn't producing dangerous emissions. If you have a service ocntract or have had any work done on it in the last 12 months a copy fo that paperwork should suffice. Whether she is planning on renting it out isn't relevant to your sale.

We had this done yesterday , an engineer checked the gas hob , combi boiler and gas fire in the living room .
He cleaned , checked and serviced each appliance , and checked the pressure and the pipework .
We now have a certificate showing everything works properly .
It's just peace of mind really , the buyers know everything is working well , and you know it's all being left as you would like to move in to .

Thanks both. To be frank our boiler is very old (still working though) and will need replacing. The buyer has seen it and is aware of its age. I am nervous that they would not give us a certificate and then we would be lumbered with the cost of a new boiler.

Our boilers quite old ( June 2001 ) had a new part last year , cost about £120 ,it still got all it's ticks on the certificate though.

Doi-ours is older possibly 20 years! Still trooping away though so with any luck will pass muster with minimum spend age.
