Converting 1 bed flat to 2 bed - good idea?

We have a one bed tenement flat with a dining kitchen. We're considering converting it into a two bed with an internal kitchen.

(Have a new baby and need another bedroom but have no money to move - bought this place for £116,000 and it's now worth £85-90,000!)

Have any of you done this? Have you any idea how much it would cost?

Ta!

Can you upload a floor plan as I don't understand how you intend to create a 2nd bedroom?

Thanks Random! I'm on my phone so can't at the moment but will do later.

It's a Victorian tenement flat and there is an alcove in the kitchen which backs onto an alcove in the living room and I'd knock them together to make a new, internal kitchen and change the current kitchen into a bedroom.

I own a tenement flat in Glasgow and understand what you want to do. EA told me that it is preferable to convert the bathroom inti the kitchen and have ab internal bathroom.
this is so common and still happening....in our close at least, that I can only assume it is cost effective.
View flats around you that come up for sale and you will get a good idea of the best configuration.

General rule is that a 2 bed is worth more than a 1 bed...

Thanks guys - 7to25, I'm in a Glasgow tenement! I hadn't thought of an internal bathroom, food for thought!
