Survey has just been done.

I'm in scotland and we have to get a home buyers report done. The surveyer has just been. I'll get his full report later today or tomorrow with the value.

He told me that there is a minor damp trace in one of the bedrooms which he thinks is caused by the cavity wall insulation. Doesn't need treated but it still has to be put in the report. He also told me there is a few chipped slates on the roof and a crack in the downpipe (Nothing has leaked or anything) and a crack in the roughcast over a lintle above a window.

Are these things likely to be a cause for concern, will he grade them as a 2/3 ?

If there was anything hugely wrong would he tell me or just put it in the report ?
Would these things put you off ?

our survey came back with much worse than yours with lots of 2s and 3s but the mortgage company were happy to still lend.

we have a slipped slate, 1 missing slate, slipped ridge tiles and repointing of the chimney stack. This has caused damp down all the floors from attic to lounge. it's costing us £600 to fix.

Ask your sellers if you can get a builder round to cost the work, then you can maybe haggle a bit on the asking price

i think that so long as the house wont fall down the bank will still lend on it!

The survey and home report is actually on my own house. As sellers we have to get a full survey etc. before we can put it on the market. Thanks anyway heather1980.

Nope. They wouldn't put me off at all. Nothing serious or scary there.

We had 2k worth of damp to be fixed, roof ridge tiles needed repointing, had fire condemned, down pipes needed replacing etc. Plus the house was ugly inside

Think it depends on the cost to fix in relation to the price of the house. I'm sure every survey throws up small areas for improvement.
