If you were marketing a property (Since JULY) for 190-200k would you flat out refuse a second offer of 180k with not even a hint that you would take any less than full asking?

It has taken us ages to sell our place and now we have we are finding that vendors seem to have unrealistic expectations that we didnt have. we accepted an offer a lot lower than we would have ideally liked as we realise that the market is only going down and we had to be realistic.

Please give me some hope that there is going to be loads coming on the market in the new year!

Hello, I don't think that that is an unreasonable offer! I recently [Dec 9th] sold a house for £15,000 less than it was on the market for, I really wanted to sell it and was more than happy, it's all to do with market values. Ours had been for sale since June/July.

But I do think that people have an idea that their house is worth a certain amount and will not go lower. An identical house to ours is currently on the market, on the same estate, with the same estate agents for £11,000 more than ours STARTED at, and they have had no offers, whereas ours had several interested parties.

I am sure that you will find that there are lots more properties on the market in the spring, Good Luck x

Unfortunately some people don't actually want to sell their houses. All you can do is find a house that the vendor actually wants to sell. Will it get better in the new year? I doubt it but keep looking.

honestly they could have got an extra 2500 out of us if they had at least shown some willing but who expects to sell for asking price these days. The most frustrating thing is in 6 months time they will drop the price to that or below anyway as they cant sell it for what they want. In the mean time we cant wait that long through fear of losing our buyer. This house move lark sucks. I am never doing it again I can tell ya!

Just sell, and rent for 6 months. The market is v odd atm.

it is hard as the bank have agreed to port our current mortgage which would save us a lot of money every month. if we dont find anything in the next few weeks it looks like we wil have to lose that deal and suck it up - hmmm why does it always feel like we are the ones sucking stuff up???

Yes it is. Very woe is me at the mo. But I realise in the scale of things it could be worse! I have friends going through really rough times so it puts it all into perspective
