wwyd, friend renting house but need to give notice

ok, moved abroad sept 2010, let house to friend and son. She just covers mortgage/bills so great deal for her and easier for me, stuff left there etc. She knew it wouldn't be forever and I said one year probable.

Now I have decided to stay put here and I want/need to let house properly which would net me almost double what she is currently paying. So, do I tell her now, right before xmas but over phone/net or tell her face to face when I am there around new year (not staying) it is her house afterall!

I just know she will be so gutted but she does know it's coming at some point.

btw, not that it changes how I feel, but she is a friend but not a close one, just someone I met at school but who I do like alot.

must have deleted the bit about that I want to rent it from beginning of April as i'm going over then and can sort it out beforehand. So she would need to move out end March.

When in the new year are you seeing her? If its early January I would do it face to face.

Also tell her what's happening and why giving her the option to pay the higher rent as she maybe able to now.

seeing her prob 2-5th jan. Unless she gets a lodger it is most unlikely she will afford it as she is on hb. No great time is there at this time of year
