Are there any decent landlords out there?? Really?!

Oh, I know there must be really, but .............nope, it's no good, I need to vent.

Just left out rental of 6 years. Reasonable working relationship with landlady. She usually repaired essential things when they completely broke. To keep the peace, we overlooked the complete lack of routine maintenance, the persistent damp issue and the painted shut windows, being asked to buy our own replacement fridge when the supplied one broke down when I was 39 weeks pregnant. The usual stuff....

And then the usual return-the-depsoit- shenanigans rears its ugly head.
We spent 2 days cleaning, a whole day rug-doctoring the carpets etc etc etc, but fessed up to running out of time (asbestos crisis in new house, two kids under 3, groupon end-of-tenancy clean offer withdrawn, arghhhhhh) and offered £200 quid to assist with final hoover, removing cobwebs, etc etc etc.

They are asking for more than double this as payment. God, I am fed up, but I'll be buggered if they are just going to treat us as cash cows. Of course, they are multi-squillionaires - I know I know, oh so irrelevant, but why is it always the same old story??!

Grumbles off and looks for Wine.

If you require professional cleaning of carpets, shouldn't that be on the lease?

Just because an item was there when you move in, doesn't mean they have to replace it if it breaks.

We have rented places before that were specifically listed as unfurnished, and the contract said that the cooker/fridge/washing machine were left as a courtesy by the owner, they were NOT a part of the agreement, and if they broke then tough.

(relevant to popper's microwave and the OP's cooker)

Sent my dispute papers off today - hope you're all rooting for me :)

Hadn't realised just how much crap he was claiming for - repairs to a shed which is basically described as delapidated on the check-in report, apparently broken tiles ib the bathroom that he has pictures of but nobody else saw including the inventory.clerk, the list is endless.

What really irks me is the fact that the letting agents know its a crock of shot but are helping him. I suppose they work for him so that's where they're income comes from but to actually lie for him is setting my teeth on edge!

Rant over - am trying not to think about it again until I hear from tds - wish me luck!

Oh best of luck sb6699. I really hope they find in your favour, I am sure they will, inventory check in should be great evidence.

I wish someone would do an independent survey of how much tenants end up paying in lost deposits and compare it somehow with the damage landlords claim for. I know there are decent ones LLs out there, but how come so many people have so many stories about crap ones??!!

PPS sb6699 the letting agents will secretly hate this twunt of a landlord: he will no doubt give them grief too.

I know they dislike him - he would regularly give them abuse too!

The inventory clerk had been told to ring them immediately if he turned up while she was there so obviously something had went on. They also told her they were thinking of telling him to market with another agent - in the end though, money talks and they have let the property to another poor family who will go through a year of stress before their tenancy expires and they can leave.

By the way I just paid 180 for the cleaning of a 4 bed/2 bath/dining room and separate utilit roomed house - you should get a quote from a cleaning company and show it to your ll - if they don't agree take it to tds.
