an offer question - wwyd?

What would you do about this?

We have seen a house we really want

We will find out on Wednesday (I hope) if we have a proceedable buyer or not

Is there any pont in putting in an offer at asking price and saying please don't accept any other offers for a couple of weeks? (It's really not overpriced, It's £410k if we were proceedable we would offer £400)

Where are you? If in Scotland I'd say do nothing til you know your purchaser is going ahead. If in England why not just put in an offer of £400k now and let them know your situation?

We're in london. I'm not sure whether the estate agent might use an offer to try to ramo uo offers from other buyers iyswim, so don't know if there's any point

I'd do nothing. You are not proceedable. wait until you are. It really pissed me off when non proceedable buyers made offers.

In this position I would tell the EA your situation and say that you are not in a position to make an offer yet but that you are really interested and likely to be able to be in a position to make a proceedable offer in a few days and to let you know if they have any other offers in the meantime. That way you can keep your offer low rather than ending up bidding against yourself, and be fairly certain that the EA will come back to you if they have any other interest. Good luck!
