Okay. So we need...

Nice 3 bed (flat/masionette fine)
Close to tube/train
Good primary school
Nice area where we might make friends, find groups etc.
Shops, cafes restaurants.
Would prefer South (where our friends area) or West (easy to get out to see family)

Think I might be very optimistic to think it's possible for us to live in London for a few years but you're the people to ask. Basically area is (almost) more important than space.

But with 3 dds we do need to be able to live reasonably comfortably.

I'd try Lee, or Forest Hill/Honor Oak/Brockley.
Check out the Lewisham primary stats and schools to select best areas within those.

What about Twickenham?

What about surrey quays? Nice, quiet area with a big park and lots of waterside paths to feed ducks etc. Easy commute on the tube and thames ferry to the city centre.

South east though, not west.

Something like this? Don't know how big it is though, could be cramped with small rooms, but the area is nice

Can't find square brackets in the iPad so don't know it will work as a link

Thanks so much for the suggestion. I'll have a look at all those areas and see what we can ge for our money.

Need to look at school though have learnt not to rely too much on ofsed reports!
