.....if you had a deposit, could get an AIP in 24 hours and had no chain, would you offer £165K on a house on at £185K? (we were the first viewers)

Its being sold by a building company as the vendors have part ex on a new build.

It would mean they would want us to move in asap I guess and would mean we would prob end up paying 2 months rent in lieu but that would at least mean we could take our time and not rush??

as per other thread, yes I would. they will probably refuse it and then you can go up to 170 and have a chance of getting it for that.

Put in an offer of £165k.
