Our 4 bed house has been on the market for 10 weeks - 24 viewings (only 1 in the last 3 weeks though), not a sniff of an offer, one second viewing. Our town has a large new estate (they are still building it) so there's a lot of competition around our price range with brand new houses. Our house is 16 years old and on estate on the other edge of town, pretty far from the centre, but close to the best infants school (and good juniors) in town.
We are in the process of buying a cottage across town, nearly at exchange (fingers crossed) and have large mortgage sorted for that so don' t need to sell ours first (although owning 2 big houses will be very expensive), so would prefer to sell asap.
Am after ideas to stimulate interest in our house. Yes, it could do with a new kitchen and flooring througout, but would be willing to take that into consideration in the price, if we ever got anyone to get that far. Its on for £279,995 - are we scuppered by the stamp duty thing? We have offered to pay the difference and have told the EA we will consider a house swap with a smaller 2 bed which we could rent out as an investment.
We're stuck for any other ideas....any inspiration anyone?
