Hi I am new and a first time poster. I buy and refurbish old stone houses. I am starting a new project in September. A house that I will build and design from scratch. The old stone house on the land will have to be demolished as its not safe. I have permission to build up to 3 floors. I plan to live in this house with my dc 13 and 9. What would you want in your house if you could start at the begining.? Thank you in advance for any answers I may receive.

Thanks for all the new ideas.. Queenmaeve I have used KINGSPAN for the last two houses and highly recommend them. Kingspan building systems are so fast to build, just two days for the main construction of the kit, very eco friendly and super energy efficient. I know that in the next Kingspan house I will not waste money on upstairs underfloor heating as its not needed. I will only put underfloor heating in the upstairs bathrooms.

Monster I live in n ireland. The site we bought had outline planning permission already. Though we signed in June and permission was up in the September so had to move quickly with plans.
The house plans were passed in 3 months.
It does no harm to talk to a few builders first and see what figures they come up with per square foot. Then you have an idea what you can build.
Tubbycat we have underfloor downstairs and rads upstairs. We very rarely turn upstairs on, the insulation is so good.
Even during the really cold days last winter the heat did not need to be turned up fully.
I think getting your house as close to passive as you can is worth it.

cheap overheads is an absolute must. Triple galzing, underfloor heating, solar, elec, water recycling etc....
